Right now mortgage rates are at an all time low. It helps makes the choice of buying over renting that much easier. Purchasing a home right now with the rates as low as they are make it possible to pay less per month to own your own home. The rental market in this area is booming as well, which drives up the monthly rental rates. As a realtor I try and inform my clients that you won't break even on selling your home unless you have owned it for 3 to 5 years. That timeline makes it hard to accomplish buying a home, when the military only keeps you in one spot 2 to 3 years. At that point you can have a Realtor look at the comparable homes in your area and see what your home would be worth. Sometimes it makes more sense to just keep the house as a rental for a few more years. If you can have someone else paying your mortgage payments, why not?!
