Open listing

A contract under which the broker is commissioned to find a buyer before the property is sold by the seller or another competing broker

Option

The agreement to keep an offer to purchase or lease open for a specific period of time

Option listing

An agreement by which the broker advertising the property has the right to purchase the listed property himself

Origination fee

A fee paid to the lender for processing a loan application

Owner financing

A property transaction for which the seller provides all or part of the financing to the buyer

Owner's Title Insurance

A policy insuring the full purchase price of a piece of property for the buyer, usually including adjustments for inflation each year up to a maximum of 150% of the original policy amount, the premium for which is payable at the time of closing

About Appraisals >Refinancing Your Home

Interest rates fluctuate as changes occur in the general economy. If you purchased your home when interest rates were higher, you may want to consider re-financing your loan at a lower rate.

You will have to apply for the new mortgage and have your current income eligibility assessed. Depending on how long you have had your present loan, a current appraisal may be required. There are closing costs, such as attorney, title fees, recording and notary fees, and appraisal charges. The biggest factor in your decision should be the length of time you plan to remain in your home. If you will be there for only a year or two more, it might not pay to re-finance. If you will be in your home longer, re-financing could provide you with lower mortgage payments. Your real estate agent can help you work out the numbers and can refer you to reputable home appraisers and mortgage lenders.

Kristin Gwaltney was born and raised in Ashland City, Tennessee. Kristin became a Clarksvillian in 1991 when she began college at Austin Peay State University. Upon graduating from Austin Peay State University with a degree in Marketing & Sales, she went into the Nashville Film Industry Producing nationwide commercials as well as working on several public relation pieces and music videos.
